Since it was established in 1983, The Devine Group has built an impressive portfolio on its vision of creating homes and apartments of exceptional quality and innovative design, primarily in south east Queensland. Over the past 28 years, The Devine Group has helped over 23,000 families across Australia realise their dream of having a place to call home. Providing a variety of quality housing options, The Devine Group is about much more than building new properties – it is about fulfilling a vision of creating thriving, vibrant communities that encourage interaction and provide key community amenities and facilities like sports and recreation areas, parks, playgrounds, shops and restaurants.

As one of Australia’s best-known brands in the residential property sector, The Devine Group (Australian Securities Exchange: DVN) has earned its reputation for creating quality residences of distinction. Rated as an ASX Top 500 company, Devine is known for its many wide-ranging mixed-use and progressive developments. Today, the company has in excess of $3.5 billion worth of major projects in the planning stages and already underway; as of June 2011, Devine’s land development pipeline included the equivalent of some 16,000 dwellings.

Over the past decade, the company’s experience and range of projects has expanded considerably, diversifying into a range of new areas. These include the development and creation of large-scale master-planned communities, inner city high-rise apartment buildings, mixed use projects, commercial and retail property.

The Devine Group has an industry-wide reputation for dedication to client service and commitment to quality homes and apartments. Winner of numerous awards – including the Housing Industry Association’s Quality Builder of the Year Award – The Devine Group is segmented into four different operating business units: Home Building, Community Development and Creation, Apartments and Mixed-use Developments, and Constructions. Each business unit has its own set of skills and capabilities, and combined, they provide a complete residential property business that is the envy of many other companies in Australia. The company’s success has not gone unnoticed among its peers, as other accolades include the National Professional Excellence in Building Award (2009), the Queensland Heritage Façade Restoration Award (2009), and the Queensland Professional Excellence in Building Award for Commercial Construction.

To provide the company with in-house construction operations, maximise efficiencies, and ensure timely and managed delivery of major projects, The Devine Group established Devine Constructions. Since successfully completing its first construction in 2004 – the $169 million Charlotte Towers apartment project in Brisbane – Devine Constructions has taken on several other major developments, such as commercial property projects like the 23-level A-grade commercial office tower 333 Ann Street in Brisbane, and a four-level A-grade commercial office space, ICB Central, in Herston.

As one of Australia’s leading design and construction companies, Devine is also responsible for construction management, tenancy fit-out, and value management. Utilising a business approach characterised by working closely with clients, Devine Constructions is able to deliver high-quality residential buildings completed before deadline and on budget. Able to manage all aspects of construction projects – including logistics, site specific safety condition management, and traffic condition management – the company is proficient in a number of areas. These include: working within small Central Business District (CBD) worksites and within tight building envelopes; maintaining positive relationships while working in close proximity to neighbouring businesses and residences; managing traffic congestion while keeping disturbance to the public to a minimum; successfully maintaining and restoring heritage building façades; and developing, managing and implementing project and site-specific safety, environment and quality plans, meeting current laws, legislation, regulations and related standards.

It is against this backdrop of quality, decades of building experience, innovation, and style that Devine Constructions is currently working on three stages of the flagship Hamilton Harbour project in Brisbane. Destined to be one of Australia’s most popular residences, Hamilton Harbour – located close to Brisbane’s Central Business District – will offer luxury apartments with unparalleled amenities. Onsite amenities for Hamilton Harbour residents will include a lap pool, lagoon style pool, recreation deck, and a proposed fitness centre with day spa and day care centre. Fine dining, shopping, and entertainment options are located nearby, while residents seeking quiet spaces will be able to relax in green spaces and take a stroll or cycle along tranquil riverside paths. For families, nearby facilities like a childrens’ playground and dog park make it easy to enjoy the outdoors without having to roam far from home.

When the Hamilton Harbour project is completed, it will encompass five stages; at present, Devine Constructions is currently working on three stages. “That incorporates two residential towers, in-ground basement car park, with a central retail area above,” says George Defteros, Commercial Contracts Manager for Devine Constructions. “Right now, we are about 80 per cent complete for those combined stages, and the two first towers will be finished in November of this year.”

The company is readying itself for the next stage of construction, residential tower 3, to be known as Riverside. We’re carrying out all the early work at this moment in time,” says Mr Defteros. “We’ve done all the groundwork, and two cranes are already erected.”

While the Riverside stage is under way, the company will cue another stage, a five-level commercial office building, which will be placed atop of the basement car park. If awarded, this will then be followed by another commercial tower.

With a total project cost of $500 million, Brisbane’s luxurious Hamilton Harbour project is the largest the company has taken on in its history, a size and scope that the company would consider again. “I certainly hope Devine Constructions takes on projects of this size again in the future,” says Mr Defteros. “We’ve got the skill sets, experience, the team and the know-how to complete these projects.”

With a staff of 25 full-time employees, Devine Construction works with a bank of reliable and experienced subcontractors. The construction managers are careful to select only the best people to work with, and negotiate a fair price to ensure quality of workmanship, and that projects like Hamilton Harbour are able to get underway as scheduled.

Getting the project underway presented a series of challenges for Devine, as the site was secured in 2008, the year the Global Financial Crisis took hold. Other large-scale high-rise developments across the nation faced financial challenges, and are still vacant. The Hamilton Harbour project, however, was buoyed by an innovative and award-winning marketing campaign created by Devine, which emphasised to backers the desirability of the project.

With one bedroom apartments plus study priced from $437,000 and two bedroom apartments from $485,000, Hamilton Harbour is destined to become one of the liveliest hubs in the Brisbane area, seamlessly combining upscale apartment living with the luxury of Hamilton lifestyle. Open-plan apartments seamlessly blend space, and units feature floor-to-ceiling glazing and balconies, offering residents an ideal place to dine, entertain with family and friends, and enjoy spectacular river views. Three bedroom apartments are also available with some featuring a private rooftop terrace. The luxury apartments include three spacious bedrooms with walk-in wardrobes, five-point ensuite, a modern kitchen, fully-ducted air conditioning, contemporary finishes and fixtures, and many other luxury items befitting high-quality apartments.

When completed, Hamilton Harbour will be a showcase, integrating five luxurious mixed-use towers along with parks, playgrounds, an integrated retail promenade and commercial space, fine dining, and a vast underground car park able to accommodate almost 900 vehicles. Its location makes Hamilton Harbour an ideal place to live, work, play, and enjoy a vibrant, upscale lifestyle. Many apartments are already sold, and Defteros says the first two towers are nearly complete, on budget and scheduled to be unveiled at the end of this year before the original contracted delivery date.

Over the years, Devine has established itself as one of Australia’s largest and most successful city apartment developers, with an award-winning reputation for superior quality homes and apartments. On the Hamilton Harbour project in Brisbane, the enthusiastic team at Devine Constructions – along with its specialised subcontractors – has invested thousands of hours at the site, ensuring the smooth progression from the planning stages through to construction, with project managers ensuring a safe job site with minimal impact to the environment and neighbouring residents.

From offering a wide range of modern home designs to luxury apartments and mixed-use developments, The Devine Group will continue to offer buyers a variety of quality, stylish home and apartment options now and long into the future.

Home Automation

Call it ‘domotics,’ and you are likely to receive a blank stare, but refer to it as ‘smart home’ or ‘home automation,’ and you will get a nod of acknowledgement. For the past few years, consumers have heard the word ‘smart’ attached to countless products and services, from food and drink to snacks like popcorn and mobile phones, which no one seems to refer to as a ‘cellphone’ anymore. Yet what, exactly, constitutes ‘smart’?
